Mirambell Realty handles all rentals, sales, and property management services in the New Orleans Metro area. Our prices are competitive and our service is exceptional. There are no upfront fees and you owe nothing if we can’t find someone for your home.
There are several avenues we travel to get your place rented to a quality tenant.
- We advertise with a sign, on Zillow.com, Trulia.com, Craigslist.org, and most importantly the MLS and Realtor.com. The more exposure on the Internet, the better your chances are to be found.
- We handle all showings of your place. You will no longer have to show up for “no shows” or Craigslist scams. We take care of all viewings!
- Once we find an acceptable tenant, we thoroughly look into their rental history. We start with a standard credit check, calling previous landlords and other references, as well as looking into their job history and income. You will then be handed over this information and you will ultimately make the final decision of who is to live in your property.
- Once we have found you a tenant we handle all lease paperwork. We always try to get a price you are asking and a term of a minimum of 12 months.
- Upon having a signed lease we will meet with the tenant collect 1st month rent and deposit, and in exchange give them a key. We also take this time to complete a walk through checklist with the tenant so that we can have an easier time at lease end, returning the deposit. The checklist makes note of the condition of the property prior to move in.
- Finally, we would issue your checks including the deposit, which you hold until the lease end, and tenant would move in.
All of these services are offered for a 1-time fee of 60% of the 1st month rent. An example would be on a $1,000.00 monthly rent (12 month agreement), we would collect 600.00 for commissions (this would pay both brokers) and you would keep the remaining 400.00 as well as the 1,000 deposits. That’s it. You would collect your full $1,000 from then until lease end.
We do not charge any commissions if the tenant renews their lease or stays longer than a year.
